The Boise housing market experienced a bit of slowdown in the fourth quarter, however, the year since finished as the 2nd best on record (behind 2005). The huge price increases of the past few years are odd for Boise as the market has become involved in the unbridled exuberance seen in many coastal markets, bucking local history. This was due in large part to an increase in investor activity within Idaho and has created fears of future declines in sales activity and prices. The decrease in investor activity will likely lead to further sales declines, however, significant price declines are unlikely as the mortgage debt servicing cost has remained at a comfortable level.
